Can I Sell My House If I’m Behind on Mortgage Payments?
If you’ve fallen behind on your mortgage payments, you may be wondering whether it’s already too late to sell your house. In many cases, the answer is no—you can still sell your home even if you are behind on payments.
When a home is sold, the mortgage is typically paid off from the proceeds at closing. Any past-due payments, interest, and other amounts owed to the lender would generally be included in the payoff amount. If the home sells for enough to cover what you owe and the costs of selling, the remaining equity belongs to you.
The important thing is not to wait too long to explore your options. Falling behind on your mortgage does not automatically mean foreclosure happens immediately, and homeowners may have several possible paths available. Your mortgage servicer may offer options such as a repayment plan, forbearance, or loan modification depending on your circumstances. The Consumer Financial Protection Bureau recommends contacting your mortgage servicer as soon as you know you are having trouble making payments.
If keeping the home is no longer realistic, selling before foreclosure may give you more control over the situation and may allow you to protect some or all of the equity you have built in the property. How much equity you have depends on your home's value compared with the total amount needed to pay off your mortgage and other liens or selling expenses.
At Press Forward Properties, we work with homeowners who are dealing with difficult financial situations, including missed mortgage payments and possible foreclosure. Sometimes a traditional sale makes the most sense. Other times, selling directly for cash may provide a simpler and faster option. Our goal is to help you understand the choices available so you can make the decision that works best for your situation.
If you are behind on your mortgage and would like to know what your house might be worth or whether selling could help, reach out to us. There is no obligation to sell.
If you are trying to keep your home, you can also contact your mortgage servicer or a HUD-approved housing counselor for assistance. HUD provides foreclosure-help resources for Mississippi homeowners.
